Schedule Online (425) 200-5623Common Causes of Sewer Problems
Seattle homes and buildings face a few sewer challenges more often than others. Some come from weather, others from age, and some from simple wear and tear.
- Tree roots growing into the sewer line
- Aging or corroded pipes
- Soil shifting from rain and moisture
- Grease buildup inside drain lines
- Flushed items that do not break down
- Collapsed or sagging sewer lines
- Heavy use in older homes with original piping
Even small issues can grow quickly, which is why early detection helps prevent bigger repairs.

Signs That It’s Time to Call a Plumber
Some sewer problems feel minor at first, and homeowners try to handle them on their own. But there are times when professional help is the safest choice.
- Drains that clog repeatedly
- Gurgling noises from sinks or toilets
- Water pooling around floor drains
- Strong sewer odors indoors or outdoors
- Multiple fixtures backing up at the same time
- Slow draining throughout the entire house
- Wet spots in the yard without an obvious cause
If you notice any of these signs, it often means the issue is located deeper in the sewer system where home tools cannot reach.

During a sewer repair, we address corrosion, cracks, tree roots, clogs, offsets, and other damage to your sewer pipe. We'll remove the affected or broken sewer pipe and replace it with the required PVC pipe and connection joints.
After the sewer repair is complete, we bed the pipe using an aggregate rock to prevent future settling of the sewer repair. Next, a city official comes to view the installed sewer repair then the trench that was excavated is filled in.
Trenchless Sewer Repair
Our trenchless sewer repair minimizes disruption to your landscaping, slab, and foundation. We use robotic equipment and an existing opening in the pipe, such as a clean-out, to perform a point repair liner.
The point repair is a form of sewer repair that replaces an exact location, usually used to prevent sewer roots or to fix a cracked sewer, preventing a total collapse in a specific location.
Excavation & Shoring
Before any excavation takes place, a white box is painted to mark our dig location. This is the identifier that the locating services recognize as our dig location, and they have to make sure no other underground utilities will be in our way during excavation.
Once excavation starts, either by hand and shovel or with a large machine, Jafco maintains a safe work site by making sure the trench is shored after the depth of 4' is reached with either traditional hydraulic bracing, static aluminum or steel shoring boxes. This ensures our workers' and the general public's safety.
Sewer Camera Inspections
Using state-of-the-art Ridgid sewer camera equipment and locator wands, we can identify any problem areas in your sewer line. We perform camera inspections for real estate buyers and sellers as well. We can provide a thumb drive with a detailed sewer report upon request.
Sewer camera inspection enables you to diagnose the condition of pipes and how well they are functioning. Routine part of preventative maintenance and may identify problem areas before they result in property damage.
Sewer Drain Cleaning & Hydro Jetting
Sewer pipes can get clogged. When the pipes wear down or get damaged by root intrusion, our drain technicians are equipped with top-of-the-line drain snake cable machines and ready to unclog side sewer line blockages.
When trying to maintain a sewer line, hydro jetting is the best way, using high-pressure water to cut back the sewer roots. We can space out the need for service by providing a longer-lasting service.
Exterior Sewer Cleanout
An exterior sewer cleanout installation includes a wye in the pipe below ground and a 4″ or 6″ pipe installed up to the existing grade with a removable cap or screw-in plug for exterior access to the sewer line.
These are usually installed as part of a spot repair. Cleanouts are used to enable future maintenance and allow companies to access the sewer line without bringing equipment inside the home or business.
Another advantage of having a cleanout is the ability to hydro jet. With the large volume of water used during a Jet service, it is best done outside, minimizing the possibility of flooding inside the home or business.
Trenchless Sewer Replacement
Pull in place pipe lining, inversion lining, cured in place pipe liner, pipe bursting or directional boring. Jafco offers all the trenchless sewer replacement options. We have invested in the most up-to-date equipment and tech to make sure that your property is disturbed as minimally as possible. Whether you are being proactive or reactive to an existing sewer issue, rest assured Jafco can help you with any trenchless pipe replacement.
Septic-To-Sewer Conversions
When a home is currently on a septic waste system, and it fails, we can install a new sewer line to the city main. Sometimes, the city has already installed a stub from their main under the Right of Way and onto private property.
If this is the case, it is an easy conversion. We open a trench from where the waste pipe exits the house out to the city stub, ensuring adequate grade.
After we connect the new pipe and bed with rock, we decommission the old septic tank by pumping it out, filling it with pea gravel, and breaking down the lid. Obstructions, such as vegetation, mature trees, patios, pools, retaining walls, and sidewalks, may get in the way of digging.
Here are a few advantages of converting septic to sewer:
- Less odor and fewer backups
- Less maintenance and cost of repairs
- Increased home value
- Removal of a septic system enables residents to expand their home, patio or pool.
Main Water Service Repair
Jafco Sewer Repair is an underground utility specialist and can respond to emergency water line leaks. We locate the area where the pipe is leaking and excavate to replace the failed section of pipe before backfilling and restoring the landscaping to its original condition.
Sometimes it is difficult to tell when you have a leaking water main. Here are a few things to check for: unexplained changes in your water bill or meter readings, mold or mildew growth inside your home, or water spots on the ceiling or walls.
Repairs become costly when maintenance is deferred. Avoid costly repairs by calling Jafco Plumbing & Sewer immediately for an inspection.
Main Water Shutoff Replacement
Whether your home has an older galvanized main water supply or a poor quality Poly pipe product, we can replace the entire water line from the city main to your interior main water shutoff.
When the distance is short, or there are no above-ground obstructions to excavation, we dig a trench from the property side of the sidewalk to the house foundation and install new 1″ PEX tubing with a required locate wire.
We usually install a new water shutoff inside the basement or crawlspace and connect it to the home’s existing plumbing. If a long stretch of pipe is required or the water line runs under a walkway or driveway, we have the capability to bore the new line underground without trenching the entire stretch of pipe. This is accomplished with directional boring equipment and is much less invasive than trenching.
